SPLITTING INTO TWO PARCELS
The property has already been surveyed into two five acre parcels but I have not yet applied for a split. It would be a great retirement property because you could build on one half while enjoying the extra privacy for many years before selling off the other half, and if Traverse City expands as expected the value will increase quite a bit.
OIL and GAS RIGHTS
Wherever you buy, make sure you ask about oil and gas rights. Many folks have bought property only to find out later that some company has the right to enter onto their land without their permission to punch in a well. What a shock! With my property you won't have to worry about some company coming in to drill because I own the oil and gas rights and I will give you total control of the surface.
WATER and SEPTIC
The county sanitarian tells me that water wells nearby are between 130-340 ft deep. You can inquire further about wells and septic for your specific plans through the Manistee County Health Department. The soils in this area are sandy so I don't expect any problem with perking, but if you plan to build a septic field you would need to get a perk test in that exact spot.
EASEMENT
The dashed lines on the air photo below show the location of my easement. This easement is on my deed and is part of the chain of title going way back in time. It is about 650' long by 15' wide and the easement is flat and well drained, but it was never turned into a driveway. That means you would need to have someone remove some trees and brush to turn it into a driveway, and for now you would need to walk in or use an ATV. If you want to run electricity to the property you will have to bury it in the easement area at the cost of around $5000 because the easement is too narrow for overhead power.
